Lock-off: the flexible layout that can improve an apartment investment
A lock-off can divide one apartment into two independent spaces. For investors, that flexibility can create more ways to use, rent, and occupy the property.
A lock-off is a real estate layout designed to multiply possibilities. Instead of functioning only as a traditional apartment, it allows part of the unit to be separated into an independent space, usually with its own access, bathroom, and the conditions to operate as a separate suite or studio.
The idea is simple, but powerful: one property can adapt to different life stages and different rental strategies. The owner can live in the main area and rent the independent section; rent both areas separately; or use the entire apartment when family or guests need the full space.
For investors, the value of a lock-off is flexibility. In tourism markets like Mazatlan, where demand changes by season, budget, and traveler profile, having two configurations inside the same property can help improve occupancy. A couple may want a compact suite for a short stay, while a family may need the full apartment during holidays.
That ability to adjust the product to the guest can also protect cash flow. If the full unit does not rent on certain dates, the lock-off section can still generate income. During high season, both areas may have demand. And if the owner wants to spend time in the city, the entire property does not necessarily have to stop producing rental income.
A lock-off should not be evaluated only by the promise of charging two rents. The design has to work: comfortable entries, privacy, noise separation, logical distribution, ventilation, equipment, condominium rules, and any permissions or restrictions around short-term rentals. A poor division can feel improvised; a good division feels natural for whoever uses each space.
Location matters too. A lock-off near the beach, Malecon, Marina, Zona Dorada, or service areas can be more attractive because it speaks to different profiles: weekend travelers, mid-term stays, seasonal owners, or buyers who want to combine personal use with investment. Flexibility becomes more valuable when there is real demand around the property.
Before buying, it is useful to run conservative numbers. Estimate potential income from the full unit, income from separate rentals, management costs, double cleaning, maintenance, linen replacement, utilities, platform fees, and lower-occupancy seasons. If the project still works under prudent assumptions, the lock-off stops being just an attractive idea and becomes a strategy.
In short, a lock-off can be interesting because it does not force the investor to choose only one way to use the property. When it is well designed and well located, it allows living, renting, resting, and investing with more room to maneuver. In a dynamic market like Mazatlan, that adaptability can be as important as the view, amenities, or square meters.
